The stepped door

There is that awkward moment where your real estate agent is fumbling for the lock box to get the key, and you (the buyer) are patiently waiting and unconsciously creating a picture of the house that you are about to see. Could this be the only one? What anticipation!

This front door pen is a golden opportunity for a savvy salesperson to set the stage for a buyers’ tour of your home. That front door area is where first impressions begin, and it really sets the tone for the rest of the home tour. Just three simple steps can set your front door to set the striking tone for potential buyers: Clean, Refresh, and Prepare!

Cleansed:

  • Trim bushes, remove weeds, throw in some fresh mulch, plant some flowers, etc.
  • Sweep the porch, steps, and walkway (don’t forget cobwebs).
  • Clean the front door (and the screen door, if you have one).
  • Polish door knobs and light fixtures.
  • Pressure wash if necessary.

To update: Now that you can see everything, is there anything that needs to be updated or repaired?

  • What is the status of the front door? Does it stick? Do you have to swing your hip to make it open? Make sure it works smoothly.
  • What about your screen door? If it doesn’t work well, or if it’s an eyesore, remove it.
  • Is it necessary to repair the steps? Is the handrail strong? Regardless, these types of repairs are likely to appear on an inspector’s list. Might as well fix them now.
  • Lamps: are they worn or outdated? Are the bulbs working? Make it shine!

Practices: Now you have your clean canvas to work with. Look at your front door objectively.

  • Are your house numbers on par, or do they look a bit worn (or out of date)?
  • Throw your welcome mat and look for a new one. That small investment can make a big difference!
  • If you have space, add a cozy sitting area (but please, no cheap lawn chairs!).
  • Add some natural elements, ideally potted plants. Choose something bold and of the right scale to make a good impression.
  • If appropriate, add a seasonal wreath. Just make sure it’s not too cutie and please, no dried flowers (they represent death in some cultures).
  • Adding solar powered lights along the path or spotlights that highlight a tree can also go a long way.
